Built Right patios Inc. guarantees that your patio cover will be installed in accordance with the specifications outlined in your approved scope of work. Our Installation Warranty is provided for limited lifetime, subject to the exclusions noted below. All installations are completed by licensed professionals who maintain high standards of craftsmanship. Should any issues arise as a result of the installation process, they will be addressed promptly within the terms of the warranty coverage.

Our Structural Integrity Warranty is designed to give you confidence in the long-term durability and stability of your patio cover. We stand behind the structural integrity of our patio covers for a lifetime. Each structure is engineered to withstand wind speeds between 110 mph and 130 mph, depending on the wind load requirements established by your local city code. This ensures full compliance with municipal regulations specific to your area. This warranty provides coverage for structural-related concerns such as warping, cracking, or sagging, reflecting our dedication to using high-quality materials and maintaining superior workmanship standards for long-term performance. The exact term of the Structural Integrity Warranty is outlined in your installation agreement, reinforcing our commitment to delivering lasting structural strength and reliability. All of our patio covers are carefully designed and built to meet or exceed the wind speed requirements mandated by your local city, ensuring dependable performance under varying weather conditions.

Built Right patios is a fully licensed contractor, operating under CSLB License #1051017. For your protection and peace of mind, we maintain workers’ compensation coverage.

At Built Right Patios, we stand behind the quality of our craftsmanship with confidence. Your patio cover is backed by our 5-Year No-Leak Performance Guarantee, ensuring that the seams and joints within the patio cover structure itself will remain leak-free.
For added peace of mind, we provide up to three (3) complimentary service visits during the five-year guarantee period to address any covered leak-related concerns. After the five-year term, service visits remain available and are subject to standard service fees.
This guarantee applies specifically to the patio cover’s structural seams and panels. It does not include moisture saturation through existing stucco walls, leaks occurring at wood fascia attachment points, or water intrusion caused by clogged or improperly maintained gutters. Routine gutter maintenance remains the homeowner’s responsibility. The guarantee also does not cover damage to other real or personal property resulting from water intrusion. Additionally, this guarantee does not apply to two-story homes without a properly installed second-story gutter system.

Climate-resistant
At Built Right Patios, we believe in providing honest and clear information regarding the weather performance of our Aluminum Patio Covers. This Weather Resistance Warranty explains how our patio covers are designed to perform under various weather conditions. Our Aluminum Patio Covers are carefully engineered as shade structures, intended primarily to reduce heavy sunlight and create a more comfortable outdoor living space. It is important to understand that the patio cover is not a waterproof structure. Because it is designed as a shade solution, leaks may occur during periods of heavy rainfall. Throughout the rainy season, which can occur at different times of the year, some water intrusion within the shade structure is considered normal. Certain installation conditions may increase the likelihood of leaks. These include attachments to fascia boards, especially L-shaped fascia, two-story homes without gutters, and areas near chimney pop-outs. In these situations, water intrusion may be unavoidable. Additionally, when a patio cover is attached directly to a stucco wall, stucco saturation (wet wall) may occur. Maintenance
At Built Right Patios, our goal is to provide long-term satisfaction and dependable performance with your patio cover. Proper maintenance plays a critical role in preserving both its durability and your warranty coverage. To ensure lasting performance, please follow the maintenance guidelines outlined below. Regular gutter system maintenance is essential for any patio cover equipped with gutters. Throughout the year, gutters must be cleaned to prevent the buildup of leaves, dirt, and other debris. Outdoor elements naturally accumulate over time, and if not removed, they can clog the drainage system. When a gutter system becomes blocked, water flow is restricted. This obstruction can cause water to back up, overflow, and collect on or around the patio cover. In fact, a clogged gutter system will inevitably result in leaks, as water no longer has a proper path for drainage. Routine cleaning and proper care are the homeowner’s responsibility and are necessary to protect the workmanship and longevity of the patio cover. Failure to follow these maintenance requirements may result in the voiding of warranty coverage. Built Right Patios is committed to your satisfaction and the continued performance of your outdoor space. By adhering to these maintenance recommendations, you help ensure the long-term beauty, function, and reliability of your patio cover.

Exclusions
To ensure full transparency regarding your warranty, it is important to clearly define what is not included in the coverage. The following items represent conditions and situations that fall outside the scope of the patio cover warranty. Please review them carefully. Certain structural configurations may increase the likelihood of leaks and are therefore excluded from warranty coverage. This includes patio covers attached to fascia boards—particularly L-shaped fascia—and homes where architectural design may affect water flow. Patio covers installed on two-story homes without an existing gutter system are also excluded, as this setup can significantly increase water intrusion risk. Additionally, homes with chimney pop-outs may create water concentration areas that can result in unavoidable leaks. The warranty does not apply to issues caused by lack of proper maintenance. Damage or leaks resulting from clogged gutters are not covered, as routine gutter cleaning is the homeowner’s responsibility in accordance with the provided maintenance guidelines. Any alterations or modifications made after installation without authorization will void warranty coverage. This includes, but is not limited to, adding electrical components, heaters, fans, or constructing permanent additions beneath or attached to the patio cover. We also do not cover: Acts of God, damage from corrosive substances such as: Pet Urine, salt water pool run off, lime from paver sand & freshly poured concrete. Lastly, the warranty does not cover damage caused by external forces or acts of nature. Examples include fallen trees, impact from outside objects, excessive weight placed on the structure, or walking on top of the patio cover. Built Right Patios provides these exclusions to ensure clear expectations and understanding of warranty limitations.

GUTTER SYSTEM

Water overflow can occur when the patio cover gutter system is not properly maintained. It is the homeowner’s responsibility to routinely clean and maintain the gutters throughout the year. Leaves, dirt, and other debris naturally build up over time, which can cause blockages in the drainage system. When gutters become clogged, water cannot flow correctly—similar to a backed-up drain or toilet—leading to pooling and overflow. To keep the gutter system functioning properly, homeowners can follow our step-by-step instructional video for a do-it-yourself cleaning option. If preferred, we also offer professional gutter cleaning services for a service fee. Regular maintenance is key to preventing water-related problems and keeping the system working as intended.
L-SHAPED FASCIA LEAK

A frequently encountered and hard-to-prevent leak scenario happens when a patio cover is connected to an L-shaped fascia. Because of the way this type of fascia is designed—especially at the upper corner where rainwater flows heavily from the roof—water tends to gather and funnel into one concentrated area. This buildup can result in water intrusion that is difficult to fully eliminate. When the patio cover is fastened to a wood fascia board, the issue can become more noticeable due to the natural behavior of wood. As wood ages, it expands, contracts, and develops small cracks. These tiny fractures allow water to pass through, which may give the impression that the patio cover itself is leaking. However, the water is actually moving through cracks in the home’s wood fascia. This is a common and largely unavoidable condition. In certain situations, water may also travel beneath the roof’s drip edge, leading to dripping behind the patio cover rather than from the patio structure itself.
WET WALL

This situation does not indicate a roof or structural leak. Instead, it is a normal part of how your home functions. After the patio cover is installed, this effect may appear more noticeable. The cause is typically a small hairline crack in the stucco, which commonly develops as the home naturally settles over time. This settling is expected and part of the home’s structural adjustment process. Stucco is designed to absorb moisture from the outside, similar to a sponge, which helps prevent water from passing through to the interior of the home. Although these minor cracks can be located and professionally sealed, doing so is generally not necessary. Seeing what appears to be a “wet wall” during the rainy season is a common occurrence. However, it’s important to understand that this is not a leak. It is a normal and functional characteristic of the stucco system that helps protect your home from water intrusion.
MAIN FASCIA LEAK

One of the most common and difficult-to-prevent leak situations occurs when a patio cover is attached directly to a fascia board, such as an L-shaped fascia. When secured to wood fascia, the material’s natural tendency to age, crack, and deteriorate over time can result in small hairline fractures. Water can pass through these tiny cracks, creating the appearance of a leak coming from the patio cover. It is important to understand that the patio cover itself is not leaking. Instead, the water is traveling through minor cracks in the home’s wood fascia. This is a natural and largely unavoidable condition. In some cases, water may also work its way beneath the roof’s drip edge, which can cause dripping behind the patio cover.
